1. INTRODUCTION AND ACCEPTANCE OF TERMS
Welcome to Find Me A Home, a part of Crestline REI LLC. These Terms and Conditions ("Terms") govern your access to and use of our website, services, and real estate programs.
By accessing our website, submitting an application, or participating in any of our homeownership programs, you agree to be bound by these Terms. If you do not agree to these Terms, do not use our services or participate in our programs.
Find Me A Home provides alternative homeownership solutions including seller-financed mortgages and lease-to-own programs. We are not a bank or traditional mortgage lender. We connect qualified buyers with property sellers who offer alternative financing arrangements.
These Terms apply to all users, applicants, and program participants.
2. DESCRIPTION OF SERVICES
Find Me A Home provides the following services:
- Connecting buyers with properties available through seller financing arrangements
- Facilitating lease-to-own agreements between buyers and property sellers
- Providing information and resources about alternative homeownership pathways
- Offering guidance on credit improvement strategies
- Assisting with documentation and qualification processes based on income verification
Our services focus on helping families with stable income but credit challenges access homeownership through non-traditional financing methods.
We do not provide traditional mortgage lending services. We are not a bank, credit union, or licensed mortgage lender. All financing arrangements are made directly between buyers and property sellers, with Find Me A Home acting as a facilitator and advisor.
Access to specific properties and programs requires completion of our qualification process.
3. USER ACCOUNTS AND REGISTRATION
To access our services and apply for homeownership programs, you must:
- Be at least 18 years of age
- Provide accurate and complete information during registration
- Maintain the confidentiality of your account credentials
- Notify us immediately of any unauthorized access to your account
You are responsible for all activities that occur under your account. You agree to provide truthful information about your income, employment, financial situation, and housing needs.
False or misleading information may result in immediate termination of services and disqualification from our programs.
If you create an account on our website, you must keep your login information secure and not share it with others.
4. PAYMENT TERMS AND BILLING
Payment terms vary depending on the specific property and financing arrangement you enter into. General payment principles include:
Initial Payments: Most programs require an upfront payment, which may include option fees, down payments, or initial deposits. The specific amount will be disclosed in your individual agreement.
Monthly Payments: Lease-to-own and seller-financed arrangements typically involve monthly payments. Payment amounts, due dates, and methods will be specified in your property-specific agreement.
Payment Methods: We accept payments through bank transfer, certified check, money order, and other methods as specified in your agreement. Payment processing fees may apply depending on the method chosen.
Late Payments: Late payments may result in fees, penalties, or default under your specific property agreement. Late payment terms will be detailed in your individual contract.
Taxes and Insurance: You may be responsible for property taxes, homeowner's insurance, and other property-related costs. Your specific obligations will be outlined in your agreement.
All payment terms are subject to the individual agreement you sign for your specific property. These general terms do not replace or supersede the payment terms in your property-specific contract.
5. REFUND AND CANCELLATION POLICY
Refund eligibility depends on the stage of your engagement with Find Me A Home:
Application Stage: If you have only submitted an application or inquiry and have not entered into a property-specific agreement, you may cancel at any time without obligation.
After Agreement Execution: Once you have signed a lease-to-own agreement or seller-financing contract for a specific property, refund and cancellation terms are governed by that individual contract. These terms vary by property and seller.
Option Fees and Deposits: Option fees and deposits paid to secure a property are typically non-refundable once the agreement is executed. This will be clearly stated in your property-specific contract.
Consultation or Service Fees: Any fees paid for consultation, application processing, or advisory services are non-refundable once services have been rendered.
Early Termination: If you choose to terminate a lease-to-own or seller-financed arrangement early, you may forfeit certain payments, equity credits, or deposits as specified in your individual agreement.
Because each property arrangement is unique, you must carefully review the cancellation and refund terms in your specific contract before signing.
We recommend consulting with a real estate attorney before entering into any agreement.
6. USER CONDUCT AND PROHIBITED ACTIVITIES
